WEBSTER POINT VILLAGE The village is located on approximately 45 acres off Careswell Street (Route 139) to the southeast. It is a wooded site which will be transformed into a tranquil setting that extends east to border upon the great marsh, an open marshland of tall reeds and rivers with the ocean well beyond. The site is split fairly equally between the towns of Marshfield and Duxbury. The development is being designed cohesively, yet each side will be independent from another. These communities are predominately residential, as are their surrounding neighbors. The towns of Duxbury and Marshfield are attractive coastal communities located on the South Shore approximately 30 miles south of Boston. Marshfield is bordered by the Atlantic Ocean on the east, Duxbury on the south and southeast, Pembroke and Norwell on the west, and Scituate on the north. Duxbury is bordered by the Atlantic Ocean on the east and southwest and, Pembroke on the west, Marshfield on the north, and Kingston on the south. The towns are somewhat different, with Duxbury perceived by the market as upscale community with historic character. The properties are being developed in accordance with the M. G.L. c.40B “Anti-Snob” Zoning Act. There will be 16 home sites in Duxbury and 24 in Marshfield.
