Cobbler’s Knoll presented in unique challenge for both land owners and lawyers in coordinating terms and conditions for the assembly of 104 acres comprised of ten different parcels of land, a contractual feat that required 14 signatures. The community of Mendon is located in the Metro West area of Massachusetts, approximately five miles west of Route 495 at Exit 17, and is bordered by the towns of Milford and Bellingham. The site of 104 acres of undistributed natural beauty with gently sloping topography designed with extreme sensitivity to presiding environmental issues and is being developed with full respect for the topographical and wetland constraints of the area. The 76 Single-Family homes of which 28 homes are designed as an enclave onto itself are restricted to one resident being a minimum age of 55 years; and has an approximate lot size of 30,000 square feet. The property was permitted in accordance with the M.G.L. c.40B “Anti-Snob” Zoning Act.
